Interest rates are different for different people in different situations. It is heavily dependent on one's FICO score, type of property, loan amount and value of property, credit history etc. Different banks also have different programs that suit different people. Therefore, interest rates are not published on this website. Call me with your scenario, and I will look for the best rate for you that fits you!

To apply for a loan,

Please fax (408-475-2238) or email (Lily@LilyShen.com) the following (see Loan Document Checklist if not W2 employee):

- Last 2 Year W2
- Last 2 years Federal Tax Returns (all schedules and 1040)
- Last 30 day Paystubs - Copy of insurance if refi (or for HOA complex if condo)
- Copy of current mortgage "note" if refi (found in stack of title company paper from last refi or purchase of home)
- Copy of mortgage statements if refi (1st mortgage, 2nd, HELOC) - Copy of Driver License
- Last 2 months of Assets (bank, stocks, IRA...etc) statements
- Make sure you have a carbon monoxide detector installed at the property. If not, you can get one at Home Depot for $20 and only takes a couple of screws to install. Please be sure there is one installed before appraiser goes there.

- Loan Application -
Fill out page 1 (Parts II and III), page 2 (IV - employment information part), page 3 (bottom - Schedule of Real Estate Owned), page 4 (VIII - Declarations), initial on bottom of pages 1-3, and sign on page 1 (top) page 4 (middle).
